We’re investing in customers’ homes to keep them safe, decent and energy efficient

“Keeping our buildings and customers’ homes safe, decent and energy efficient is one of our key priorities and roles as a social landlord,” said Neal Ackcral, Hyde Group Chief Operating Officer.

“This means checking buildings and homes regularly to make sure they’re safe, that we’re maintaining them to a good standard and to ensure we replace things like kitchens, bathrooms, windows and doors at the right time.

“Today’s tough economy means we face huge financial pressures, so it’s really important that any work we carry out is also done cost-effectively, so we make the best use of our – and customers’ – money.”

He added: “It’s important customers let us into their homes to carry out inspections when we ask them to. While we appreciate it can be inconvenient and onerous for some customers, this is about making homes safe and comfortable to live in. And we’re legally obliged to check things like fire alarms, gas and electricity supplies and heating systems each year.”

Our Asset Management Strategy 2025-2030 (PDF,4.28 MB) sets out how we’ll maintain customers’ homes, buildings and neighbourhoods to keep them safe, decent and energy efficient over the next five years. Underpinning the strategy is our desire to work with customers to improve services and to be better at telling them about how, why and when we’ll carry out improvements.

The strategy covers home surveys, major works, energy efficiency improvements, how we’re tackling damp, mould and condensation and how we’re making sure all our buildings are safe. It considers future changes to the Decent Homes Standard, the introduction of Awaab’s Law, the new consumer regulations and the Building Safety Act.

“We’ve fundamentally changed how we work over the past few years, with the introduction of our neighbourhoods approach and our Customer Service Centre, and by giving customers more ways to manage their homes via MyAccount. This means they can do things themselves – like raise repairs – when its convenient to them to do so,” Neal said.

“This strategy is another example of us putting customers at the heart of everything we do. Asset management is about managing and maintaining safe and decent buildings and never forgetting these are people’s homes.”
