News updates for phases 5 and 6 of the remedial work project at Packington Estate

Latest update – 1 December 2023
We're pleased to announce that all work on phase 5 has been successfully completed.
Thank you to everyone who joined our last phase 5 and 6 project meeting.
We’ll be holding an follow up - end of project meeting on 19 December at 1pm.

Work on phase 6 is nearing completion. We anticipate a completion in December. This will include the removal of all scaffolding, completion of the site decant and the EWS1 being issued.

Health and Safety
The Health and Safety Executive (HSE) recommends that you don’t smoke or have naked flames, flammable materials, or barbecues on your balcony while remediation works are going on.
While we carry out work on the scaffold, we kindly ask that you don’t use your balcony. Please note that unauthorised persons are not to access the scaffold at any time.
Project summary
Render (EWI) – we’re inserting vertical and/or horizontal fire barriers and over-render with a new topcoat to all areas.
Zinc Cladding – we’re installing a horizontal barrier to the ‘shadow gap’ and a new perimeter barrier to the base to balconies and private terraces and a vertical barrier to the window reveal. Ventilation sleeves are also being renewed.
Spandrel Panels between windows will have the fire break behind the panel updated.
Balcony decking on balconies that interacts with the zinc cladding are being replaced with a non-combustible aluminium decking. This is necessary for a new fire-stopping detail recommended by our fire engineer.
These works are required to achieve a favourable EWS1 rating.
Project cost
No charges will be passed onto leaseholders or tenants. Hyde will cover the cost of this work.
