EWS1

Current RICS guidance that lenders are using, requires an EWS1 form for all buildings over 18 metres (7 storeys or more), and 5 and 6 storey buildings where there is more than 25% cladding.

This means that the current RICS guidance requires all but two buildings to have an EWS1:

Flats 1-9, 2 AND 4 Dame Street, Islington, London, N1 7FR

4

10

34 And Flats 1-4, 36 Dame Street, Islington, London, N1 7FR

3

6

We expect an EWS1 form to be issued for each block 4 to 6 weeks after work has been completed.

Waking watch

The waking watch has now been removed. This is following our latest assessment of the additional fire safety measures, increased testing and monitoring.

Some of the measures in place that have contributed to the risk level reducing enough so that fire marshals can be removed include:

  • Fire alarm system
  • Active remote monitoring
  • Property information boxes
  • Property inspections
  • Personal emergency evacuation plans
  • All existing active and passive fire safety measure (such as automatic opening vents / fire doors / dry risers)

However, your building still has a temporary ‘simultaneous evacuation’ strategy. So, if you’re alerted to a fire, you must evacuate the building immediately.

If you require assistance in evacuating the building, please leave your flat and make your way towards the staircase, where the fire service will assist your evacuation.

If you require further assistance in evacuating the building, for any reason, or if you’re concerned about these changes, please contact your Property Manager or alternatively you may contact our Customer Services team on 0800 3 282 282 so we can arrange a call-back.

Estate-wide meeting information:

The Building Safety Fund Leaseholder and Resident Service

Government is publishing updates on how Building Safety Fund applications are progressing in the third week of each month on the Building Safety Fund Leaseholder and Resident Service.

Customers must use a code unique to their building to access the service. We’ve shared this code with customers and can share it again via email, on request.

Property information boxes

You may have seen several red fire boxes installed recently called property information boxes. These boxes contain resident and block information that will be used if the fire brigade requires it. These boxes highlight the extra layers of protection that we’re putting in the buildings to keep everyone safe in their homes.
