Greenlight for Greenwich homes

We’ve received Gateway 2 approval to build 182 affordable homes – two thirds for social rent and one third targeted at first time buyers – for our first housing development at Charlton Riverside.

Eastmoor Street in Greenwich is also our first development to secure Gateway 2 approval, after successfully navigating the Building Safety Regulator’s enhanced regulatory process for new builds.

We worked closely with our contractor, Formation Design and Build, throughout the Gateway 2 application process, helping to ensure a successful submission and approval.

The Gateway 2 approval, granted under the Building Safety Act 2022, confirms our scheme at Eastmoor Street meets the rigorous design and planning standards required before the construction of higher-rise buildings can begin. This represents a significant moment for us, demonstrating our readiness to deliver safe, high-quality new homes under the new regulatory framework.

From the earliest design stages, we worked in partnership with Formation Design and Build to share knowledge, challenge assumptions, and ensure building safety was embedded into every decision. The Gateway 2 submission required meticulous coordination across architecture, structural engineering, fire safety and construction.

Andy said: “As well as delivering much-needed affordable homes, Eastmoor Street has strategic significance. It’s our first residential development within the Charlton Riverside Opportunity Area, where we have consent to deliver about 1,200 homes.

"There’ll also be new public spaces, community and commercial uses, and improved access to the riverfront and Thames Path.”
