Current situation

Thames Water has 86 improvement works planned across Lambeth over the next five years. We strongly suspect, but no evidence is available, that Lambeth is under a pressure management plan from Thames Water (where they decrease the pressure in the system) to help reduce with the number of leaks across their infrastructure.

The current situation has left us with no alternative but to consider substantial work to our buildings. We started this process with consultants reviewing the buildings and we expect to receive the results and their recommendations by 6 February 2026. Please rest assured that this is a priority for us and while we don’t have a start date yet, we’ll be in touch with more details as soon as we can.

Alverstone House and Lockwood House

Our teams have carried out a full investigation on the block and we were able to identify, trace and fix two underground leaks. However, pressure has not improved following the work.

We’ve been working hard to find the source of the problem and undertaking our own pressure readings to confirm whether Thames Water is providing its statutory minimum pressure into the building. The statutory minimum is 0.7 bar where the supply enters the building. The readings taken on 23 January 2026 indicated that Thames Water is not supplying the statutory minimum with readings of 0.5 bar in Alverstone House and 1 bar at Lockwood House.

Unfortunately, Thames Water is currently taking no action to investigate, despite us making several attempts to highlight the urgency of this situation.

Blythe House

Our teams have carried out a full investigation on the block, including ultrasound testing, to make sure there weren’t any leaks underground. Our teams found no evidence of any leaks that would affect the water pressure at the building.

We’ve been working hard to find the source of the problem and undertaking our own pressure readings to confirm whether Thames Water is providing its statutory minimum pressure into the building. The statutory minimum is 0.7 bar where the supply enters the building. The readings taken on 23 January 2026 indicated that Thames Water is not supplying the statutory minimum with readings of 0.5 bar in Blythe House.
