We build as many homes as we’re able to deliver for ourselves and others, with a focus on social and affordable homes

We’re committed to building genuinely affordable homes in thriving neighbourhoods, as we know this has a profound impact on the wellbeing and life chances of our customers, as well as society and the economy as a whole .We built significantly more homes in 2025/26 than in 2024/25 and continue to be the largest provider of grant-supported homes in London and the south east. We aim to build 5,000 homes by 2029/30.

Over the past few years, we’ve looked at ways of doing things differently. We believe a diversified funding model to build homes for rent and shared ownership – incorporating grant, debt funding, partnerships, joint ventures and third-party equity investors – is essential.

An advantage of this approach is that it enables us to specify and build high quality homes with our housebuilder partners. Long-term investors’ requirements are for the homes to be of higher quality and sustainability than those delivered by more traditional Section 106 routes, and this certainty of onward sale of the affordable homes also helps to de-risk our development programme.

    Hyde New Homes won three awards at the 2025 First Time Buyer Readers’ Awards. Kingston Wharf in Shoreham-by-Sea won the award for best first time buyer apartment; Wildbridge in Yapton, West Sussex, won best off plan development; and Whitstable Heights in Kent won best show home.

    We were also highly commended in the best affordable housing provider category, being recognised for providing a range of homes for first time buyers.

    Hyde New Homes earned a gold award for customer satisfaction for the thirteenth consecutive year from In-house Research, recognising our commitment to providing a positive buying experience.

  • Homes for Brighton & Hove starts third scheme

    Homes for Brighton & Hove, our partnership with Brighton & Hove City Council, began construction of 306 affordable homes at the former Sackville Road Trading Estate in Hove, in early 2026.

    We’ll build 183 council rented homes and 123 homes for shared ownership, due to be ready in early 2029.

  • Whitstable Heights completed

    We completed the final phase of Whitstable Heights, our 400-home scheme in Whitstable, Kent, at the end of 2025/26. We worked with Chartway Partnerships Group to build the new community of two, three and four bedroom homes for outright sale, shared ownership, affordable rent and social rent. There’s 20ha of public open space and nearly 6,000 trees were planted.

  • Phase two of Waddon underway

    We’re building 211 affordable homes in the second phase of our scheme near Waddon railway station in Croydon, to add to the 126 homes of phase one. The homes are being built around a central green space, with pedestrian and cycle links, landscaping and play areas, and two community spaces.

    We’re working with Croydon Council to ensure the development helps meet local demand for family homes, with 40% of the new homes having three or more bedrooms.

  • Rochester Riverside tops out

    We reached the highest point of the latest phase of Rochester Riverside, a £419m, 1,400 home regeneration scheme we’re delivering with Vistry, Medway Council and Homes England. ‘Phase 7’ comprises 154 homes, half of them affordable, along with green spaces and 2.5km of river walkway. It’s due to be finished by January 2027.

    Construction of Phases 4 and 5 of the scheme, comprising 353 new homes and a new nursery, is due to start in 2026.

  • Affordable homes in Enfield

    We’re working with the Greater London Authority and Vistry to build 284 affordable homes at North Middlesex University Hospital in Enfield. Half the low-rise flats and terraced homes will be for social rent and half will be shared ownership.

    The one- to four- bedroom homes will be net carbon zero, and connected to Enfield’s district heat network, reducing energy costs for customers. There’ll be a new park, nursery, community café and office space.
