More affordable homes coming to Waddon
Hyde has been granted planning permission to build 211 homes in Croydon
The second phase of Hyde's scheme close to Waddon Railway Station has been granted planning permission by the London Borough of Croydon’s Planning Committee. This approval will see the housing association deliver 211 new affordable homes in the borough, following its recent completion of 126 affordable homes in the first phase.
The scheme will go some way to meeting Croydon’s housing targets and local demand for family homes, with 40% of the new homes having three or more bedrooms.
The homes will be built around a central green space, with new pedestrian and cycle links, landscaping and play areas. There’ll also be two ground floor community spaces; Hyde Foundation has already been discussing future use with local community groups.
Hyde’s Group Development Director Jaime Buckley said: "These proposals are the result of us working closely with Croydon’s planning and housing officers. In response to feedback from the Planning Committee, we increased the number of larger family homes and took account of their views on design. Our aim is to create a genuinely mixed and sustainable community.”
Speaking in support of the application, Councillor Clive Fraser said: "This is a significant, well-considered, and much-needed scheme. It provides a high level of affordable housing and provides some hope for the more than 6,000 people on Croydon’s housing waiting list.
"We need more schemes like this to come forward to address Croydon’s housing crisis. I want more decent, hard-working people to have the opportunity to move into a decent home where they, and their families, can grow.”
The scheme was unanimously supported by councillors.
The first phase of Hyde's Waddon scheme, comprising 56 affordable rent and 70 Shared Ownership homes, was completed in August 2025. The second phase will deliver a mixed affordable housing scheme with construction due to start early in 2026.
