Working in partnership with Chartway Partnerships Group (Chartway), we've secured Reserved Matters planning permission at Swanstree Avenue, Sittingbourne to deliver 135 affordable new homes, helping to meet local housing needs.

The site, acquired in late 2024, will provide a mix of two, three and four-bedroom homes for affordable rent and shared ownership.

All homes will be built to EPC A energy efficiency standards, incorporating air source heat pumps, solar panels, electric vehicle charging points and an innovative smart grid energy system. These features will support more sustainable living and help future residents manage household running costs.

Alongside the delivery of new homes, the development has been carefully designed to create a sustainable neighbourhood that reflects the character of the local area.

The scheme includes a central open space with play facilities for children, significant new planting and landscaping, and biodiversity enhancements in line with the Government’s Biodiversity Net Gain standards.

Construction is scheduled to begin early next year.

Julian Moat, Planning Director at Chartway said:

“Working with our internal and external teams, together with our partner Hyde, we're delighted to have obtained the key milestone of Reserved Matters planning approval from Swale Borough Council in a timely manner.

"This planning approval means that we can now start to develop our high-quality and sustainable-led scheme. I look forward to seeing this carefully designed planning-led scheme built out over the coming months and turning our shared vision into a reality, through the creation of a new community that everyone can be proud of.”

Jaime Buckley, Group Development Director at Hyde added:

“We’re delighted to have received planning approval for this important site working partnership with Chartway to create high quality, affordable homes for people who really need them.

“We know how important it is to deliver homes that are energy efficient for the long term, and designing these new homes to EPC A standards with low running costs for our customers for heating, lighting, and hot water, as well as low carbon emissions.

"Our aim is to provide homes and serve communities that people can be proud of and I’m looking forward to seeing this fantastic new community in Sittingbourne come to life.”

This project further strengthens the long-standing partnership between Chartway and Hyde, reflecting their shared commitment to tackling the housing crisis through the delivery of high-quality, sustainable, and affordable homes.
