Located in the heart of Rochester and adjacent to the newly built Rochester Station, this scheme is a joint venture with the developer Countryside Properties (UK) Ltd.

In 2016 Medway Council and the Homes & Communities Agency (HCA) announced Hyde and Countryside as preferred partners for this site. The team have been working closely with the land owners, Medway Council and the HCA, and a team of consultants to develop a viable scheme for Rochester Riverside.

A hybrid planning application was submitted in June 2017 for a mixed use development. The application will deliver up to 1400 new homes, seven development phases, three of which lie within a full detailed planning application also submitted. The detailed submission will deliver 489 new homes, of which 67 new homes will be for affordable housing, a new hotel, a school and commercial spaces around the new station.  This application represents the most significant step in the regeneration of this important strategic site in Medway.

A start on site is expected to be achieved by January 2018 with the marketing suite and hotel delivered around September 2018.
