Report a building safety concern (mandatory occurrence reporting)

Your safety is our top priority. If you spot something that could put your building’s fire or structural safety at risk, please let us know straight away.

Under the Building Safety Act 2022, all landlords must have a system in place for reporting serious building safety issues issues. This is called mandatory occurrence reporting (MOR). It applies to our Higher Risk Buildings (HRBs), and makes sure that significant building safety incidents are reported to the Building Safety Regulator (BSR).

Emergency repairs: You can report emergency repairs or concerns to us by calling 0800 3 282 282.

Communal repairs: Please report communal repairs (like lifts, door entry systems, cleaning or gardening issues) on MyAccount. Find out more about our repairs service.

  • What is a Higher Risk Building (HRB)?

    This is a building that has seven storeys or is more than 18 meters high.

  • What is a mandatory occurrence?

    These are building safety incidents or risks that if not fixed, could lead to serious injury or even death for many people.

    Examples include:

    • Large cracks in the building that could affect its stability
    • Defective building work that could compromise fire or structural safety
    • Fire doors or walls not working as they should (meaning smoke or fire could spread quickly between flats or floors)
    • Broken communal fire alarm
    • Damaged escape routes that could prevent people from getting out safely in an emergency.

    Don’t worry if you’re not sure if something is a mandatory occurrence, complete the form below and we’ll let you know within three days. If it is a mandatory occurrence, we’ll notify the BSR within ten days and update you on the steps we’re taking to fix the issue.
