Who can vote in the resident ballot in October?
- Social tenants named as a tenant on a tenancy agreement dated on or before the date the Landlord Offer is published
- Resident leaseholders who’ve lived in Bellevue Mansions as their main home for at least one year before the date the Landlord Offer is published
- Any resident whose main home is in Bellevue Mansions and has been on Lambeth’s Housing register for at least one year.

What happens next if there is a “yes” vote in the upcoming ballot?
We’ll continue to work with residents and other local stakeholders to develop our proposals, with the aim of submitting a planning application in May 2026.

What happens if there is a “no” vote in the upcoming ballot?
We won’t be able to build the proposed new homes and deliver the community and individual benefits the regeneration would bring. We’ll continue to manage and maintain your homes as usual.
The proposals

How much affordable housing will the scheme deliver?
The proposals include 50% affordable housing, which means there will be at least 200 affordable homes as part of the development.

Will the existing trees be kept as part of the new scheme?
We’re working hard to retain as many of the trees as possible (including the mature trees along Clapham Road). We’ll plant a significant number of new, native trees across the development.

Will there be parking within the new development?
The proposals will be car-free, with the exception of blue badge car parking and some parking for returning residents. All residents who currently benefit from a parking permit at Bellevue Mansions will be able to have one on the new estate.

Will space be provided in the new scheme for the nursery?
Yes. We’ll provide a new, improved facility with better outdoor space for the nursery to move into. We’re exploring options to deliver the nursery in the first phase of development, so it can undergo a single phased move to help minimise disruption.

I live close to Bellevue Mansions. How are you taking into consideration the needs of neighbours and local residents?
As we head to a ballot in October, our focus is on speaking to all of the residents of the estate to ensure they fully understand the proposals and the offer being made to them.
Following the ballot process, and if we receive a yes vote, we will need to consult with the wider neighbourhood on the planning application. Therefore, we’ll regularly speak to local residents to keep them informed and ensure they have opportunities to provide their feedback at key stages.
