The resident ballot
Once we have a preferred regeneration option, Bellevue Mansion and Lambeth Self Help residents, as well as others living within the site boundary, will have the opportunity to vote on our Landlord Offer. This will set out our regeneration proposal, including things like help for tenants to find temporary accommodation and details of compensation to be paid to leaseholders.
- The ballot will be held in 2025 (we’ll confirm the date well in advance).
- The ballot will be run according to Greater London Authority regulations and will be managed by an independent agency, not Hyde.
- All members of households, who meet the criteria below, and who are over the age of 16, have a vote (there’s no limit to the number of household members but only one vote per person)
- Voting will be anonymous.
Who is eligible to vote
- Bellevue Mansions social tenants who are a tenant on or before the date the Landlord Offer is published
- Bellevue Mansions resident leaseholders who have been living in their property as their only or principal home for at least one year before the date the Landlord Offer is published, and are named on the leasehold title for their property
- Lambeth Self Help Housing Association residents living within the site boundary
- Any resident whose principal home is within the site boundary, and who has been on the local authority’s housing register for at least one year before the date the Landlord Offer is published.
Who isn’t eligible to vote
- Leaseholders that don’t live in their home (ie they are landlords who rent out their property)
- Commercial tenants or leaseholders.
What happens depending on the result of the ballot
Regeneration will only go ahead if there’s a simple majority vote from eligible residents.
If the ballot result is no, then regeneration won’t go ahead and we’ll continue to maintain Bellevue Mansions as part of our landlord responsibilities.
