Regenerating Bellevue Mansions

If the outcome of the resident ballot is ‘yes’, we’ll regenerate Bellevue Mansions so we can make the best use of the available space and build more homes, at least half of which will be affordable. Homes will be available for social rent, shared ownership (part buy, part discounted rent) or shared equity (part buy, part loan).

Some of the new homes will be accessible (ie adapted for residents with specific needs) and we’ll provide private and public green spaces, community spaces, and a new home for the children’s nursery – with its own outside space.

There are three main options:

Retrofit and partial redevelopment

We’ll carry out extensive improvements to Bellevue Mansions. We’ll have to demolish the other buildings on the site, including the neighbouring Lambeth Self Help homes, to build more homes, and create new green spaces and community facilities, on the rest of the site.

Partial retention of Bellevue Mansions

We’ll carry out extensive improvements and retrofit of some of the Bellevue Mansions buildings, but we’ll demolish the rest. We’ll have to demolish the other buildings on the site, including the neighbouring Lambeth Self Help homes, to build more homes, and create new green spaces and community facilities, on the rest of the site.

Full redevelopment

We’ll demolish Bellevue Mansions and have to demolish the other buildings on the site, including the neighbouring Lambeth Self Help homes. This option will be enable us to make the best use of the space available and maximise the number of affordable homes we build (up to 500), as well as creating new green spaces and community facilities.

What regeneration will mean for residents

Regeneration would involve either completely, or partially, demolishing Bellevue Mansions and upgrading and modernising the buildings that remain. In each case, tenants will have to move out temporarily and leaseholders will be asked to sell their homes to us.

Tenants will be offered new or refurbished homes once the work is finished, or can request a permanent move elsewhere at the start of the project.

What will happen if we don’t regenerate Bellevue Mansions

If the outcome of the resident ballot is no, then we’ll continue to maintain Bellevue Mansions as part of our ongoing responsibilities as a landlord. Any major works will be carried out under Section 20 notices and we may ask leaseholders to contribute to some of the costs.

Surveying homes

Regardless of the outcome of the resident ballot, we need to survey all the homes in Bellevue Mansions to assess their condition and get a better understanding of the layout of your homes, before we can finalise the plans. We’ve been in touch with residents to arrange a date and time for a survey.
