Stockwell building surveys

We’ll be posting the latest news about the building surveys we’re carrying out in 2021 at Arden House, Beckett House, Edrich House and Pinter House here, so please bookmark this page to stay up-to-date.

We’ve now finished the pilot surveys at Arden House and we’ll share the findings as soon as we can. We may need to carry out more surveys in some empty homes in Arden House but we’ll let you know in advance of these happening.

The results of the pilot surveys will give us a general understanding of the condition of the building, and will help shape more detailed surveys at Arden House, Beckett House, Edrich House and Pinter House in the next six months.

Why are you surveying the buildings?

There’s nothing to be worried about; it’s recommended that we carry out surveys of these ‘Large Panel System’ buildings every 15 years, to check if any structural work is needed and to ensure they continue to be safe for everyone to live in.

What’s a Large Panel System building?

Arden House, Beckett House, Edrich House and Pinter House are Large Panel System (LPS) buildings – a method used in the 1960s and 1970s using prefabricated concrete panels joined together on site to form the main structure.

Please note that Birrel House is not included in these surveys, as it isn’t a LPS building.

What will happen during the surveys?

Surveys will involve visual inspections and drilling into the concrete from both inside and outside the building, so we can take samples for testing. There’ll be three phases:

Phase 1: Abseilers will inspect the outside the building and will take samples for testing. You won’t have to clear your balcony before work starts.

Phase 2: The team will survey the stairs and corridors throughout the building. This will involve drilling to take samples; we’ll let you know if drilling is going to be carried out next to your home and how long it will take.

Phase 3: We’ll be working inside empty homes in the buildings. This will be the noisiest part of the surveys.as we’ll be using hammer drills to open up parts of the walls and floors to take samples.

We’ll also be looking at the communal boilers, as part of the overall safety assessment.

When will the surveys take place?

We’re carrying out a three week pilot study survey at Arden House in June 2021, which will give us a picture of the overall condition of the building and will help shape the more detailed surveys we’ll be carrying out at all four blocks over the next six months. These detailed surveys will take more than three weeks each.

How disruptive will the work be?

Work will be noisy but we’ll try to minimise the disturbance. We’ll be working on weekdays between 9am and 5pm, with a break between 12pm and 1pm. If you’re being disturbed during work, get in touch at assetmanagement@hyde-housing.co.uk and we’ll try and find a quieter area for you to go to.

Will leaseholders be charged for these surveys?

Leaseholders won’t be charged for the surveys. However, if we need to carry out any repairs or maintenance to the building following the detailed surveys, we’ll contact leaseholders, as we may need to pass on some of the costs of this work.
