Millard Road - building safety

Latest update - 23 May 2022

EQUANS (previously Engie) is carrying out the removal and replacement of cladding and other parts of the external walls at Millard Road. This will include installing aluminum decking on balconies.

Scaffold works will continue on Millard and Marlowe Marlowe Elevations D so the removal of the existing façade build ups and reinstatement works on those Elevations can start.

Scaffolding will continue to be erected along other sections of the building while the removal works are ongoing. Properties with ground floor gardens will need to allow access and clear space where needed. We apologise in advance for any inconvenience caused but thank you for your co-operation.

Building Safety Fund application

We’re still waiting for a decision on the outcome of our Building Safety Fund application. We continue to meet with the Department for Levelling Up, Housing and Communities but decisions continue to be delayed due to the volume of applications. We’re sorry, but this means we still can’t tell you when we’ll find out if we’ve been successful and, if we are, how much funding we’ll receive. We’ll update you as soon as we know more.

The Building Safety Fund Leaseholder and Resident Service

Government is publishing updates on how Building Safety Fund applications are progressing in the third week of each month on the Building Safety Fund Leaseholder and Resident Service website pages.

Customers must use a code unique to their building to access the service. We’ve shared this code with customers and can share it again via email, on request.

Changes to the waking watch provider

We changed our service provider for the waking watch in your building. The patrol was handed over from Savills to Just Ask Services on Monday 9 May. Please be assured that we’ve worked with both providers on transferring all relevant property information.

Fire marshals will continue to patrol the building 24 hours a day, 7 days a week. They will conduct hourly checks and in the event of a fire, they will assist the fire brigade to ensure you can safely evacuate. Just Ask’s estate patrols are monitored in real time using GPS technology, allowing us to ensure the safest service for our customers.

Please remember that your building has a temporary ‘simultaneous evacuation’ strategy. So, if you’re alerted to a fire, you must evacuate the building immediately.

Project update meeting: Wednesday 25 May 2022, 4pm

The next project meeting will be held on Wednesday 25 May at 4pm. We’ll use the same Zoom link as for previous meetings. Reminders will be sent out in advance.

Project: What we are doing

We will remove and replace the external cladding at Millard Road, as well as replacing the external wall insulation. This work will be carried out in sections, so that all homes are watertight at the end of each working day. We’ll be replacing the external façade at Millard Road with non-combustible materials. Once we’ve entered into a contract, we’ll be able to share a final scope of works and an estimated programme with you. 
Millard Road customers will remain in their homes while these works take place.

Waking watch

To ensure resident safety we have had to change the evacuation strategy at Millard Road from ‘stay put’ to ‘simultaneous evacuation’ and install a waking watch to patrol the building, which will raise the alarm if a fire is discovered. The waking watch notifies the fire service and coordinates the evacuation of residents who need additional help.

We are continuously reviewing this and will remove the waking watch and revert back to the original ‘stay put’ policy as soon as it is safe to do so.

EWS1 forms

Along with a fire risk assessment and external wall inspection, an EWS1 survey will be carried out at the end of the project works and an EWS1 form issued to leaseholders and shared owners.
