Fire at 315 High Street, Orpington - updated 3 September 2018
Unfortunately a fire occurred on Monday 2 July at 315 High Street in Orpington. All residents were evacuated safely from the building, while London Fire Brigade tackled the fire.
For affected residents
We have been speaking to all of you to understand what your individual wishes and needs are and we are working closely with the London Borough of Bromley to develop appropriate rehousing plans.
Some offers of alternative properties have already been made and first moves are being arranged. We will continue to work with our partners to find suitable accommodation on a case by case basis.
We do understand that it has been difficult for those of you living in local hotels, as this stay has been longer than anticipated, but please be assured we are working on resolving this as quickly as possible and we appreciate your patience.

Access and allowance
The building is secure and can be accessed between 12 and 2pm on Tuesdays and Thursdays. We recognise for residents who are moving shortly it would help to have access at the weekends, therefore access has also been arranged for the following Saturdays:
- Saturday 15 September - 10am – 1.00pm
- Saturday 29 September – 10am – 1.00pm
- Saturday 13 October – 10am – 1.00pm
- Saturday 27 October - 10pm – 1.00pm
Please note you must bring identification with you to access the building.
We will continue to make weekly allowance payments into your bank accounts for the duration of your hotel stay. These should be with you no later than Friday each week.
We have shared the details of the loss adjusters with all shared owners so any required claims for temporary accommodation can be made directly.
Temporary repairs to the roof have been carried out and some structural strengthening has been put in place in one area of the top floor. Hyde is not the freeholder of the building. We hold the head lease, but it is the freeholder who is the insured party and is responsible for restoring the building.
The situation is complicated because of the interests of a number of parties. However, we have learned this week that the insurer, Axa, has accepted liability for the claim. This is good news as it takes us one step nearer to receiving a full specification of works and likely timetable for repairs to be completed. We will, of course, keep you updated.
A few reminders
- Please continue to pay your Council Tax.
- If you haven’t already done so, get in touch with your utility providers to let them know that you are not currently living at the property.
- All post can be collected from the local sorting office - 214 High Street, Orpington, Kent, BR6 0PJ.
