Evacuation policy

  • Stay Put - View advice from London Fire Authority.
  • If a fire starts in your flat, get everyone out, close the door behind you and leave the building. When you are safe, call 999.
  • If a fire starts in another part of the building, stay put unless your flat is being affected by fire or smoke. There is fire protection provided in the building as well as the floors, walls and doors of each flat.
  • When you stay put, you reduce the risk of entering a smoky corridor unnecessarily and possibly being overwhelmed by smoke.
  • Staying put also means firefighters can tackle the fire safely and quickly without being delayed by residents coming down the stairs.

An up-to-date list of residents who need assistance in the event of a fire is kept securely on site for the fire brigade. If you feel you should be included on the list please contact your Property Manager.

  • The best route is usually the normal way in and out of your home
  • There is a main staircase to the ground floor
  • For flats above two floors, there are escape corridors on alternate floors that link to the main staircase.

Significant findings from Fire Risk Assessment

  • The two communal lobby doors from the main entrance to the staircase are held open by hooks.
  • Check flat doors are compliant and meet relevant guidance.
  • The escape route is obstructed by hot water pipes that have been installed as a temporary measure to provide hot water. The pipes pass through an open window and into the riser on that floor. They are not fire protected.
  • Risk of fire spreading from inadequate fire stopping (compartmentation) to the flats and communal stairway.
  • Risk of fire spreading due to inadequate fire stopping (compartmentation) from the dry risers.

How we are managing fire risk in the buildings

  • The hooks holding the communal lobby doors in the main entrance have been removed
  • Fire stopping (compartmentation) works to dry risers are in progress and due to be finished by September 2018
  • The contractor is contacting you to arrange access to start fire stopping (compartmentation) works within your flat
  • A programme is in place to replace the communal fire doors
  • The building has a communal alarm system installed.

Fire Risk Assessment (FRA)

An FRA is an inspection of the building to check that the fire safety arrangements in place meet the legal fire safety requirements. They also identify what else we can do to prevent fire and keep residents safe in their homes.

All communal electrical installations such as wiring, sockets and lights are inspected and tested regularly.
