Modernising Woodfield Park
Our regeneration of Woodfield Park, in Emsworth, Hampshire, saw us replace 12 cramped 1940s maisonettes with 17 modern, affordable, homes that are better-designed and energy-efficient, improving residents’ standard of living and helping them to keep their bills down.
Regeneration was the result of our rolling review of the homes we own and manage. We consulted with residents and neighbours before work began and continued to engage with them throughout the project, dealing with any concerns quickly and respectfully. As a result, we received no formal complaints during construction.
The new homes are 100% affordable, nine for rent and eight for shared ownership, and were constructed using timber frames that were manufactured off site. This enabled us to build the homes to tighter tolerances than would have been possible on site, reducing the risk of delays, cutting project costs and making the project more sustainable.
The project was carried out under a construction management approach, which saw us take on the role of construction manager and place contracts with local contractors directly. This saved 14% on construction costs, compared with a more conventional design and build project.
The shared ownership homes proved popular with local first-time buyers and Woodfield Park won Best Shared Ownership Development at the 2019 Inside Housing Awards.
