The former Civic Centre site is located along Brighton Road (A259). Located to the east is ‘The Ham’ skate park with the Focus Group building to the north and the train line beyond. Industrial sheds are located to the south with an area of significant development known as Free Wharf within the Western Harbour Arm Development Brief and Joint Area Action Plan (JAAP), taking up much of the river front along the south.
The proposed development takes a design-led approach and provides high quality residential and commercial facilities with private amenity space and an improved public realm setting through landscape contributions. Due to the location of the proposal, it holds a significant role in linking the historic and residential side of Shoreham-by-Sea and its industrial neighbours, as well as embracing the future aspirations of the town due to its positioning as a landmark site.
Commercial spaces at ground floor activate the frontages along main roads while landscaping enhances the user experience within the current urban environment.
The proposed development provides 171 new homes offering a range of accommodation, including 1, 2 and 3 bedroom apartments. Due to the close proximity to a number of sustainable transport methods a lower parking provision has been proposed and agreed in principle with West Sussex County Council.
