We take a risk-based approach to EWS surveys, which means we will focus first on our tallest buildings presenting the most risk, before moving onto lower risk buildings.
Update 22 April 2022
We’re sorry that we’ve been slow in updating you on these surveys and understand the frustration this has caused. We aim to give you a full programme update shortly.
All intrusive and visual EWS investigations that were scheduled to end in March 2022 were delayed because of a series of complications involving the original Fire Engineers. We are no longer using this contractor and have had to secure new Fire Engineers. This has unfortunately had a knock-on effect to our original programme, causing a delay. New programme dates are currently being finalised and the new programme will be online soon.
All other EWS investigations listed remain on target for completion by April 2023.
We must carry out an EWS survey before an EWS1 assessment (resulting in an EWS1 form) can be completed. The timescales in the tables below are based on completing an EWS survey. Following the survey, we’ll take two courses of action:

If the EWS survey suggests the building will be given a satisfactory EWS1 rating, we’ll instruct our provider to carry one out straight away

If the EWS survey suggests the building won’t be given a satisfactory EWS1 rating, then we’ll need to carry out remedial works before we instruct our provider to complete an EWS1 form. This is because the cost of completing the EWS1 form is on top of the EWS survey and we don’t want anyone to incur unnecessary costs.
Finding your building in the table
We’ve listed buildings that are included in the EWS survey programme, in the table below. Buildings are listed by postcode and then in alphabetical order. Once you’ve found your building, you’ll find its EWS survey status (details below). Alternatively, we’ve also provided a list of buildings in separate tables under each of heading (PDF, 148KB) that you can download here.
Buildings of six storeys or more – with cladding
We’ll be carrying out EWS surveys on a number of buildings of six storeys or more, with cladding, between March 2022 and March 2023.
Buildings of six storeys or more – without ‘significant’ cladding
We’ll carry out visual inspections of buildings of six storeys of more without ‘significant’ cladding (ie with less than 40% cladding) by March 2022 and provide a report that will demonstrate to lenders that an EWS1 form is not needed.
Buildings that have already had an external wall inspection, or where work is underway
A number of our buildings have already been investigated and we’ll be updating customers regularly, primarily on the building safety section of our website.
Buildings of six storeys or more, where Hyde isn’t responsible for the external walls
We have homes in some buildings of six storeys or more where we’re not responsible for the external walls, so we cannot instruct our EWS surveyors to complete a report. We’ll continue to work with building owners and managers to ensure they provide us with an EWS1 form that we can share with you
Buildings below six storeys
If your building isn’t listed here, then it’s likely that it has fewer than six storeys and is not currently in the EWS programme.
The Fire Safety Act 2021, that came into force in April 2021, requires all buildings of two or more ‘premises’ (ie homes or commercial units), regardless of height to have an EWS survey, as part of their overall fire risk assessment. However, according to guidance from the Royal Institute of Chartered Surveyors, only those buildings below six storeys meeting certain criterial require an EWS1 form.
We’ll be working with our EWS surveyors to put together a plan for EWS surveys for buildings below six storeys over the coming months and aim to share this with customers by March 2022. However, this means we may not start carrying out surveys on these buildings until April 2023, once we have finished surveying our taller buildings.
