Hyde are looking to acquire good quality properties on three year leases to provide much needed homes on behalf of the local authorities we work with.

Our experienced team manages over 900 private homes we have acquired from private landlords. We have been doing this for over 15 years and have established a successful track record as property managers.

While we have the use of your property, you receive a guaranteed monthly rent and a worry-free management service. In addition:

• We don’t charge arrangement fees;
• We are responsible for gas servicing (subject to inspection by our engineers);
• We deal with most day-to-day internal repairs without charge; and
• We guarantee to hand your property back with vacant possession.

If your property has been empty for more than 6 months and needs repairing or modernising, Hyde can access grant funding to assist with the cost of the works.

• A guaranteed rent for the term of the lease, whether the property is empty or the tenants do not pay their rent;
• Leases of 2-7 years – depending on area
• No management fees or commission;
• Yearly gas servicing and safety certificate, subject to our contractor’s inspection of the Gas Central Heating system; and
• Day-to-Day internal repairs without charge, subject to inspection by our officers.

• Organise and pay for annual buildings insurance;
• Pay existing service charge/management fees, if a flat;
• Pay for any communal heating/hot water or shared water supply; and
• Be responsible for external repairs

In which areas are you taking on properties?

• Our requirements list will answer this question, but please check regularly as it does change and depends on local authorities’ needs.

How much is the rent and is it negotiable?

• The rent is not negotiable and depends on the number of bedrooms and the borough. Rents are standard and static throughout the term of the lease and there is no provision for annual increases.

Do properties need to be furnished?

• No. And we do not need any white goods, i.e. cookers, fridges, washing machines etc.

Can I leave integrated appliances?

• Yes, but only if they are less than 18 months old and you  will have to organise and pay for a service contract for the term of the lease. If they are more than 18 months old, they will have to be removed and spaces will have to be provided for freestanding appliances with appropriate connection points.

Do you pay more rent for houses rather than flats?

• No. Rent is calculated on the number of bed spaces are in the property. The rent is the same for flats and houses in each borough.

Can you guarantee the condition of my property?

• We will repair any tenant damage, except fair wear and tear. We will only carry out works that are our responsibility. We will not re- decorate or re-carpet before handing back.

How is the rent paid to me?

• Rent is paid directly into your bank account, in arrears, on the last Thursday of each month.

How long does the process take?

• About 4 – 5 weeks depending on the condition of the property and whether any repairs are necessary.

What if my flat is in a high rise – are you still interested?

• Yes – but only up to the 5th floor and where there is lift in good working order. Where there is no lift, we will only look at properties on up to and including the 2nd floor.

Will the lease be renewed at the end of the term?

• No. If, however, there is funding available and we are happy to consider another lease, we will hand the property back to you and deal with the property as a new scheme again.

I have a summer house/swimming pool/greenhouse/Jacuzzi bath/ornamental fish pond/hand- built kitchen, will I receive more rent?

• Afraid not. We will not accept swimming pools, fish ponds and greenhouses for health and safety reasons.

The property is owned by my brother, who lives abroad, can I act on his behalf?

• Yes. We will need power authority or power of attorney and he will need to sign the original leases at handover. He will also need to complete an HM Revenue and Customs form for non- resident landlords.

The property is registered in my maiden name and I have since married, what do I need to do?

• We will need to see copies of your marriage certificate.
