If The Hyde Group is the landlord or the freeholder of the property you wish to purchase, you should ask your solicitor to request an assignment pack from the seller's solicitor. Please note that under the Data Protection Act, we can only supply this pack to the vendor (or their representatives).

The Standard information in this pack includes:

  • The current balance of the service charge account
  • The last three years actual expenditure accounts
  • A full and final major works statement
  • Major works planned to be undertaken during the next five years
  • Building insurance details
  • Registration information
  • Details of any unauthorised alterations
  • And general information that a prospective purchaser would require

Should you require additional information a further fee of £90.00 incl VAT, will be payable.

Please note when you become the lessee you will be liable for any outstanding service charges and future liabilities. You should ensure that you check this information before purchasing the property.

Under the terms of Hyde leases new purchases must be registered within 21 days. Your solicitor should be aware of this and should send us the required documents on your behalf.

The documents we require are:

  • A certified copy of the transfer deed
  • If applicable, a copy of the legal charge
  • £60 incl VAT administration fee for each notice registration

Selling the lease of a Hyde Group property

If you are selling your home your purchaser's solicitor will request an assignment pack. Please note that under the Data Protection Act, we can only supply this pack to you, the seller (or your representatives). Our fee for this comprehensive package of information is £180.00 incl VAT.
Upon receipt of the cheque we will forward an initial reply, while information regarding the major works accounts and future works should be sent within 10 working days.

Please note we will not be party to the apportionment of service charges between the existing leaseholder and purchaser.
You must ensure that your Solicitor resolves this with the vendor’s Solicitor and retains monies for charges not yet invoiced.

When selling your property you or your solicitor may obtain from us a standard Leasehold Information Pack.

The pack details relevant factual information about your property.

The fee for the pack is £180.00 incl VAT with effect from the 4th July 2011.

Requests for information over the standard pack are subject to an additional fee of £90 incl VAT, with effect from the 4th July 2011.

All outstanding Service Charges, loans etc. must be cleared on completion of sale. It is your responsibility to ensure that your solicitor has retained sufficient monies for charges that have not yet been invoiced.
