If you are a lessee and let your home to someone else, then this is called subletting. Under the terms of the lease, you are required to register all sublets within 21 days of the sublet commencing.
If your home is to be sublet, we require you to send us:
Please note that this requirement applies whether the property is sublet to an individual or to an organisation such as a company, a registered social landlord or a housing association.
If an existing tenancy agreement with your sub-tenant is renewed you will not need to pay a further registration fee. In this case, we only require a certified copy of the renewal of the tenancy.
You need to be aware of your legal obligations for servicing gas appliances.
Shared Ownership Leaseholders
If you own a shared ownership property, under the terms of your lease you are not permitted to sublet your property.
This only applies to residents that own less than 100% of their property.
Short letting
If you are a lessee of The Hyde Group, then short letting your home, letting your property for less than 90 days is a breach of the terms of your lease.
You would also need planning permission to let your property for less than 90 days and without it you are breaking the law and youcould be fined up to £20,000.
The future sale of your property could be affected as any enforcement notice will be registered as a legal charge and may deter future buyers.
