The Hyde Group have been successful in negotiating reduced premiums for leaseholders. The comprehensive building insurance cover provided includes cover for the block. Full reinstatement value of the block includes subsidence, accidental damage and index linking to inflation.

Examples of cover:
Perils of fire, lightning, storm and tempest, flood, water tank damage, alternative accommodation costs etc

 

What to do if you need to make a claim under your building insurance.

If you need to make a claim, first check that the loss or damage is covered.
You can make a claim directly by phoning the Insurance Company on 08003682222 and quoting your Buildings Insurance policy number.
You will need to provide all details of the claim over the telephone, they do not issue a claims form.
You can check on the progress of your claim by contacting the help line number 08003682222.
If you are claiming for theft, attempted theft or malicious damage, you must advise the Police of the incident because the Insurers will need to know the crime reference number.
You can arrange for emergency repairs to be carried out to prevent further damage occurring.
Keep the bills because these could form part of your claim.
When repairs are not necessary immediately, you should follow the instructions given by the Insurers helpline on how to progress with the claim.
The Insurance Company might need to carry out a survey of the property, to validate your claim.
Do not delay in reporting in your claim.
It is not possible to list all the situations, which may lead to a claim - but two of the most common are fire, and escape of water.
With fire, generally speaking something does have to catch fire before it can be considered under the fire risk. Putting a hot pan on a work surface that leaves a scorch mark would not be covered.
The escape of water risk covers only the damage caused by escaping water - where water escapes because a pipe, tank, or appliance has failed.
Damage caused by normal wear and tear is not insured.
Excess of £50 is payable by you for all damage caused by wet perils.

Please note that the insurance included with your service charge only covers the structure of your home, including fixtures and fittings. Contents are not covered.
If you would like further details on the insurance cover provided, current premiums etc. or the “Statement of Cover” booklet provided by your local office, you should contact your Leasehold Officer.
Please note that the cover does not include your contents and you should consider making your own arrangements to protect your personal possessions. The Hyde Group now runs such a scheme. Please ask at the reception desk of your nearest Housing office for an information leaflet.
